How is our market??
Always the top question we get, the answer is GREAT!!! Does this mean its the same as it was, nope-as markets always change and we change with it!!
How can that be? The news says things are tough and neighbors say the market has slowed down.
So what is really going on?!?
Looking at the time of year we have been in through the holiday months, it is typical for homes listed and sold to decrease. It is also typical for articles and narratives to begin coming out saying the markets down. Across the country there are areas that have experienced a down market or a shift, in ours we have had a slight shift. This can mean more days on market (planning more in advance) and offering concessions (at times it is weighed out by hitting your goals vs holding)- it is all specific to each home and to each client.
Let's dig in a bit.....
Our shift has been more so on a level that the market is balancing out, the days of multiple buyers coming to a home when it is listed to want to go over the list price and not have any concessions from a seller is in our past. The benefit to the market we were in, starting from hurricane Florence, through COVID, and into 2022 is that our homes market values have increased. Our inventory of homes has been considered low since we began working in the market in 2014. The demand has gone back and forth in various price points, this has been due to interest rates, location, timing, PCS, and investment buying (vacation rentals, second homes, and flippers). These variables are still present and must be navigated, it comes down to market knowledge, understanding the seller and buyer side of the process regardless of what side we may be on for a client.
With the right agent and eduction being at the forefront a seller can sell, hitting their financial
goals———>At the same time buyers can purchase the home they love with hitting their financial goals.
What do we recommend you look for??
When listing a home with a broker it is always detrimental to ensure that agent knows how to educate buyers agents who show your property. Yes it’s highly important to know the agent can give your home the maximum exposure it deserves, yes you should look up reviews on the agent, yes you should ask an agent for their stats…… but what else is a huge item that needs addressed and shown to you to verify its being done???
Your listing agent should have all information available to buyers agents and buyers- they should never assume other agents know how to find information on your home or that the buyers agent would know more about the home then a listing agent should provide!!! Who should know the most about your home???? THE AGENT YOU HIRE TO SELL IT. This also includes having a listing agent who understands how to educate buyers agent. A listing agent who knows loan programs, options for buyers, and focuses on facilitating a win-win for both parties!!!
