What is going on in our market??

How is our market?? 

Always the top question we get, the answer is GREAT!!! Does this mean its the same as it was, nope-as markets always change and we change with it!! 

How can that be? The news says things are tough and neighbors say the market has slowed down. 

So what is really going on?!? 

Looking at the time of year we have been in through the holiday months, it is typical for homes listed and sold to decrease. It is also typical for articles and narratives to begin coming out saying the markets down. Across the country there are areas that have experienced a down market or a shift, in ours we have had a slight shift. This can mean more days on market (planning more in advance) and offering concessions (at times it is weighed out by hitting your goals vs holding)- it is all specific to each home and to each client. 

Let's dig in a bit.....

Our shift has been more so on a level that the market is balancing out, the days of multiple buyers coming to a home when it is listed to want to go over the list price and not have any concessions from a seller is in our past. The benefit to the market we were in, starting from hurricane Florence, through COVID, and into 2022 is that our homes market values have increased. Our inventory of homes has been considered low since we began working in the market in 2014. The demand has gone back and forth in various price points, this has been due to interest rates, location, timing, PCS, and investment buying (vacation rentals, second homes, and flippers). These variables are still present and must be navigated, it comes down to market knowledge, understanding the seller and buyer side of the process regardless of what side we may be on for a client. 


With the right agent and eduction being at the forefront a seller can sell, hitting their financial

goals———>At the same time buyers can purchase the home they love with hitting their financial goals. 


What do we recommend you look for??

When listing a home with a broker it is always detrimental to ensure that agent knows how to educate buyers agents who show your property. Yes it’s highly important to know the agent can give your home the maximum exposure it deserves, yes you should look up reviews on the agent, yes you should ask an agent for their stats…… but what else is a huge item that needs addressed and shown to you to verify its being done??? 

Your listing agent should have all information available to buyers agents and buyers- they should never assume other agents know how to find information on your home or that the buyers agent would know more about the home then a listing agent should provide!!! Who should know the most about your home???? THE AGENT YOU HIRE TO SELL IT. This also includes having a listing agent who understands how to educate buyers agent. A listing agent who knows loan programs, options for buyers, and focuses on facilitating a win-win for both parties!!!

Letters to Santa

King Tides

As you can see in the above picture, King Tides occur during a full moon or what is known as a super full moon. Why are King Tides affected by the moon you ask? It is actually not just the moon. Infact, it is actually the total alignment of the earth, moon and sun. The result of this alignment in conjunction with the gravitational pull of the moon results in the King Tide. This is because during this alignment, the moon is much closer to the earth than the sun. The shorter distance leads to the moon's stronger gravitational pull. The heightened gravitational pull directly impacts the earth's sea levels.


Should you concern yourself with a King Tide? Yes! There are some things you want to take into consideration and here's why: Because the water level is much stronger and rises to a higher level, King Tides have been known to cause localized flooding. King Tides are also more dangerous to swim in so caution to all swimmers is advised. Regardless of the King Tide or not, be sure to take higher tides into consideration prior to swimming, boating or partaking in any offshore activities.

The importance of deciding on what the right level of professionalism and service are for you!!!


When buying or selling a home one of the most important decisions you can make - is who you decide to represent you!!! This is the difference that means the most, as you need a professional real estate broker/realtor that is not just willing to work for you but who is qualified for the job. ***It is always recommended to research them and the company they work for, read reviews/check out websites/search there names on the internet/dig into who you will work with.*** Not to mention - thinking about selling for sale by owner??? We won't spend a lot of time on it, as the statistics overwhelmingly show a FSBO sale will not bring the highest value to you: "In 2021, 90% of homeowners in the real estate market nationwide sold their home using a real estate agent or broker, according to the National Association of Realtors. That was on par with 2019-2020 and slightly lower than 2018 (91%). Only 7% of home sellers sold their homes For Sale by Owner (FSBO). For sale by owner homes sold for much less in 2021 than homes represented by real estate agents, 14% less."

There is a huge difference in who is “willing” to work for you and who is “qualified ”. As there are hundreds of real estate brokers/realtors who are willing to help you for any real estate related transaction. But not all are professionals who value you as a client and who are qualified in going the extra mile to ensure you are represented at the highest level.

Think about the last time you went to get a service done where you decided to go to a certain company for a service …… maybe you went for an oil change, hair cut/color, checked out a food establishment, or any other service company need. Did you go to the company for the quality of the product? Did you go to the company due to there being limited options? Did you got on the company after hearing about them from a friend or coworker?

There are so many reasons why you went to that certain company and why you decided to pay for the service. These companies were willing to provide the service for you and just how did they do? If you switch to the level of service aspect and think back, which companies would you go back to? Which experience sticks sticks out to you that gave the type of service that left an impression on you.

Fortunately in these examples the services most are a short term service like the oil change or hair stylist appt . Meaning you will need the service again in a few months, as there isn’t a long term commitment to that service. What if this process was for a long term service, like buying a car, getting dentistry work done, preparing legal documents for a will or estate or working on a new business venture…. Now in relation to a home: having a roof put on, finding issues in the electrical wires of your home, servicing/ repairs/replacement on hvac systems, updating a kitchen or bathroom, or getting insurance coverage for homes/cars/life…. These are longer term services and who you use makes not only a financial impact, but also can have an impact on various levels in your life. These higher impact services is where we believe your real estate needs should be categorized, as buying or selling a home is the largest purchase or sale you will make in your lifetime ( even if it’s done a few times). 

Who you trust will make a difference and when it comes to the outcome of the real estate services you are provided. 

This is why we value who our team partners with and why we do everything possible to not only provide the highest results to accomplish your goals- we also do it with the highest level of service to you!!! 

This holds true for the vendors we recommend and the level of service they provide, as we have used them not only for clients but for ourselves as well.
